Alfavision Overseas Partners with Della Resorts for Rs 2,000 Cr Project

Alfavision Overseas (India) Limited has signed a term sheet with Della Resorts and Adventure Private Limited to develop an integrated hospitality, adventure, and lifestyle destination in Madhya Pradesh. The proposed project has an indicative Gross Development Value of more than Rs 2,000 crore.

The development will be located at Village Saras in Icchawar, District Sehore, Madhya Pradesh. The project will be developed on land owned by Alfavision Overseas, along with land held by certain promoter group entities, covering a total area of about 220 acres.

The planned project will include hotels, villas, resorts, wellness facilities, adventure park attractions, and other residential and non-residential developments. The initiative is expected to create a large-scale hospitality and lifestyle destination in the region.

Under the arrangement, Della Resorts and Adventure Private Limited will work with Alfavision Overseas on conceptualisation, development advisory, branding, marketing, sales strategy, and operational planning for the project. Based on initial development assessments, the project is estimated to have a Gross Development Value of over Rs 2,000 crore. The final project structure will depend on statutory approvals, project configuration, and market conditions.

For the hospitality component of the development, the companies plan to form a Special Purpose Vehicle. The land owning entities, including Alfavision Overseas and promoter group entities, will collectively hold a 74 percent stake in the SPV, while Della Resorts & Adventure Private Limited will hold 26 percent.

The stake allocated to Della Resorts may be issued through sweat equity or another mutually agreed structure in exchange for development expertise, branding, design, conceptualisation, and operational support. The transaction does not fall under related party transactions. However, the land proposed for the development includes parcels owned by Alfavision Overseas and certain promoter group entities.

The agreement was executed on March 06, 2026. Further details related to the project will be disclosed to stock exchanges as they become available.

The collaboration is expected to support the development of a large integrated hospitality and lifestyle destination in Madhya Pradesh, subject to regulatory approvals and finalisation of detailed agreements between the parties.

A key pillar of this expansion is Cygnett’s strategic partnership with Wyndham Hotels & Resorts, which provides affiliated properties access to Wyndham’s global reservation system, international sales network, and Wyndham Rewards loyalty programme. The hotel will feature an all-day dining restaurant, two specialty restaurants, a bar, a lobby lounge, a temperature-controlled indoor swimming pool, a fitness centre, and the signature J Wellness Circle spa. It will also include banquet and meeting facilities, catering to both leisure and event travellers.
