Retailer: What is your game plan to stand out amongst so many real estate developers?

Aditya Bansal (AB): Our priority has always been the quality of delivery. We ensure that our clients get value for all their investments. The second most important defining feature of ABW properties is location advantages that are offered. All our projects are strategically located with easy accessibility from main roads and national highways.

 

Retailer: Retail zone is a part of your commercial towers. Do you have any plan for setting up a full-fledged mall?

AB: Square 1, Saket District Centre is a strategically located and out and out retail project where renowned wardrobe designers have their set-ups for operations and outlets.

Apart from that, we have developed various mixed-use buildings such as ABW Tower and Rectangle 1. Although we have not developed a conventional shopping mall, however, if a good opportunity comes along, we are open to that segment as well.

 

Retailer: Do you want to expand beyond Delhi and NCRs? Which city will be your next destination?

AB: We do not believe in quantity. Our forte is quality delivery, and keeping that in mind, presently, we would like to concentrate on a few, yet high ROI projects. At this point we would like to make a strong base in the NCR before we venture into other geographical areas. When the right time comes, we will come up with projects in other southern states as well. Commercial viability has to be evaluated at first.

 

Retailer: What are the challenges did you face as a real estate developer?  How to overcome these challenges? 

AB: In addition to obtaining clearances from the government, economic instability within real estate is the biggest challenges faced by any developer today. We have a team of very capable professionals with a shared passion and determination to deliver beyond promises. This is our most valuable asset. We have always tried to work around very strong fundamentals and keep costs low. Economic viability of a project is of the utmost importance. 

 

Retailer: How do you ensure commercial viability of your commercial projects?

AB: All our projects are strategically located and also we sell units at relatively earlier stages of construction. This provides lower price advantage to the investor. At the same time we believe in handholding and sales support to ensure the clients get good value for their investment. This helps in building long term relationships with clients providing repeat sales and customer delight.

 

Retailer: Where do you like to see yourself after five years down the line? What’s your vision and mission?

AB: As mentioned earlier, we are planning to foray into various other segments of real estate. In the years to come ABW Group will be a hallmark for international style designing and construction. Our vision is to be the “customers’ most favoured developer” in times to come as we believe in the big picture as against only numbers.
