Lodha closed a built-to-suit transaction with Skechers, one of the leading global lifestyle and athletic footwear and apparel brands, to develop 1.1 m sq. ft. at National Distribution Centre (NDC) at Lodha Industrial, and Logistics Park, Palava.
The collaboration further establishes Lodha Industrial and Logistics Park (LILP) as Mumbai’s preferred logistics and industrial hub in the MMR region and will allow the multi-billion dollar brand to serve its growing business in India as well as efficiently expand in the coming years.
The development will be undertaken by Palava Induslogic 2, where Lodha and an affiliate of Morgan Stanley Real Estate Investing have partnered for developing a warehouse park spread across 72 acres of land parcel. The new Skechers Distribution Centre will be undertaken in two phases, with the first phase being delivered in mid-2023.
The state-of-the-art logistics center will be the second-largest NDC for Skechers in Asia and is also expected to be one of the tallest warehouse structures in India, constructed on a single plinth and rising to a height of 17m at the eaves. It is being designed to be an IGBC Platinum pre-certified building and will also be the first warehouse building in Western India to have FM1 super flat flooring.
Shaishav Dharia, CEO, Townships, and Rental Assets, Lodha, said, “With this partnership, we are thrilled to achieve the landmark of concluding the largest warehousing transaction in the MMR in 2022. Key partnerships like these for LILP along with the recent announcement of the Green Digital Infrastructure Platform are in line with our aspirations of being a major player in India. Through this paramount collaboration with Skechers, we will leverage our development expertise and focus on sustainability to grow and enhance this best-in-class industrial and warehousing park.”
Rahul Vira, CEO, Skechers South Asia Pvt. Ltd said, “It was essential for us to find the right developer to meet our near-term needs and drive our business forward—and the Lodha Industrial and Logistics Park supports our growth on every level. The Skechers Distribution Centre is a testament to our commitment to the Indian market, enabling us to serve the consumer as we achieve scale. It is a great time to be operating in India’s rapidly growing footwear category—and we have fully geared up to take this leap towards establishing a stronger presence in the country.”
Lodha Industrial and Logistics Park, Palava has emerged as the preferred destination for industrial and warehousing requirements. In a span of 12 months, the park has completed 300 acres of plot sale and ‘built-to-suit’ lease cumulatively, making it the fastest-growing industrial and warehousing park in Western India.
The park is home to global clients such as FM Logistic, Flyjac Logistics, Aptar Pharma, Katerra, Swegon, and many more, testifying to the unique proposition of Grade A parks with high-quality infrastructure, located in the heart of MMR. Lodha Industrial and Logistics Park, Palava is committed to sustainability and is already pre-certified as an IGBC-Platinum park. This, coupled with clean land titles, timely approvals, and clearances in place, offers a completely hassle-free experience so that businesses can focus on their growth.
